BEFORE YOU HAND OVER THE KEYSOwner questions, answered.
What can I submit?
An apartment, villa, townhouse, entire building or multiple-unit portfolio. Submit one form per distinct property, or describe a portfolio in the notes. Existing tenancy terms, owner authority, building rules and permitted use are reviewed first.
Will you convert every property into a serviced apartment?
We assess whether a furnished rental or approved holiday-home model is suitable. Any fit-out, change of use or regulated hotel-apartment operation requires the applicable approvals. A residential apartment is not automatically a licensed serviced or hotel apartment.
Can you handle both short-term and long-term rental?
Yes—request a comparison. Holiday-home operations and long-term leasing have different costs, approvals and operating requirements. We recommend a route after reviewing your property, existing tenancy and objectives.
Do you offer profit sharing?
You can request a revenue-share or net-profit proposal. The percentage, revenue definition, deductible expenses, furnishing investment, payment schedule, owner-use rules and termination terms are agreed in writing after evaluation. No return, occupancy or fixed payout is guaranteed.
How do brokerage services work?
We can review long-term tenant placement and short-term letting requirements. Any regulated brokerage or management activity must proceed through the appropriately licensed entity or provider, with the relevant written authority and approvals confirmed before engagement. Fees are disclosed in the proposal.
My property is already rented. Can I still apply?
Yes. Tell us the occupancy status and expected tenancy end date. We can assess ongoing management or maintenance, while respecting the existing tenancy and any applicable notices. We do not promise immediate vacant possession or a rent increase.
Can I request maintenance or furnishing only?
Yes. Select only the services you need. We confirm an inspection or scope, provide a quotation and agree approval limits before paid work starts. Contractor, replacement-part and third-party costs are separately identified.
What do I need to submit now?
Your name, contact details, authority to enquire, property location, type, bedrooms, furnishing, occupancy and desired services. Photos or a floor-plan link, approximate size and budget help us assess the property. Do not upload identity documents or title deeds through the initial public form.
Which documents may be needed after evaluation?
Depending on the service: ownership evidence / title deed, owner identification, representative authority or power of attorney, management authorization, building or developer permissions where applicable, current tenancy details and a DEWA bill. The team confirms the applicable checklist and an appropriate private sharing process.
What happens after I submit?
Your enquiry is saved for review. Our team contacts you, checks suitability, arranges an inspection when appropriate, and shares a proposed scope, budget and commercial model. Only after agreement and required approvals do setup and operating arrangements proceed.
